Welcome to Christine Lynn Real Estate’s website (the “Site”). By accessing or using this Site, you (“you,” “user,” or “visitor”) agree to comply with and be bound by these Terms of Use (“Terms”), as well as any other rules, disclaimers, or policies displayed or referenced on this Site. If you do not agree to these Terms, you must discontinue use of the Site immediately.

These Terms are intended to ensure compliance with the National Association of REALTORS® (“NAR”) Code of Ethics and Standards of Practice, as well as applicable Virginia real estate laws and regulations, including Title 54.1, Chapter 21 of the Code of Virginia.

1. Use of the Site; License

1. Permitted Use. You may use the Site for lawful, personal, non-commercial purposes (e.g., browsing property listings, obtaining market information, contacting Christine Lynn Real Estate).

2. Prohibited Use. You agree not to (and will not permit others to):

   • Use the Site in a way that violates applicable laws, regulations, or professional rules (including Virginia real estate statutes).

   • Interfere with or disrupt the Site or servers (e.g., hacking, load attacks).

   • Copy, reproduce, republish, upload, post, transmit, or distribute content from this Site without authorization (except as allowed under these Terms).

   • Use automated means (bots, scrapers) to access or collect data from the Site unless expressly permitted.

   • Impersonate another person or misrepresent your affiliation.

3. Limited License. Subject to your compliance with these Terms, Christine Lynn Real Estate grants you a limited, revocable, nonexclusive, nontransferable license to access and display the Site and its content for your personal use.

2. Disclaimers; Accuracy of Information

1. No Guarantee of Accuracy. The information on this Site (e.g., property listings, sales, valuations, tax data, amenities) is provided “as is” and “as available.” While we strive for accuracy, we make no warranty (express or implied) that the content is complete, accurate, current, or free of error.

2. No Substitute for Professional Advice. The content is for informational purposes and is not real estate, legal, financial, tax, or other professional advice. You should consult your own attorney, tax advisor, or other professionals before making decisions.

3. No Agency Created by Use. Your use of the Site does not create a brokerage relationship, fiduciary duty, or other legal relationship between you and Christine Lynn Real Estate, unless and until a separate written agreement is executed.

4. Third-Party Links. The Site may link to third-party websites. We do not control or endorse those sites or their content, and we disclaim liability for any issues arising from them.

3. Intellectual Property; Trademarks

1. Ownership. The Site (including its design, graphics, text, logos, images, software) is owned or licensed by Christine Lynn Real Estate or third parties. Your use doesn’t transfer ownership of any intellectual property rights.

2. REALTOR® and NAR Trademarks. If Christine Lynn Real Estate agents display “REALTOR®,” we do so in compliance with NAR’s trademark policy.

3. Reservation of Rights. We reserve all rights not expressly granted under these Terms.

4. User-Submitted Content

1. User Content. You may post or submit content (e.g., forms, comments, questions) to the Site (“User Content”). You grant Christine Lynn Real Estate a nonexclusive, royalty-free, perpetual, irrevocable, worldwide license to use, reproduce, modify, adapt, publish, translate, distribute, and display that User Content in any media.

2. Representations. You represent and warrant that (a) you own or have permission to submit the User Content; (b) it does not violate others’ rights (copyright, privacy, etc.); (c) it complies with all laws and does not contain defamatory or unlawful content.

5. Limitation of Liability & Indemnification

1. Limitation of Liability. To the maximum extent permitted by law, Christine Lynn Real Estate, its principals, agents, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, punitive, or exemplary damages arising from your use of the Site.

2. Indemnification. You agree to indemnify, defend, and hold harmless Christine Lynn Real Estate and its officers, agents, employees, and affiliates from any claims, liabilities, losses, damages, and expenses (including attorneys’ fees) arising from (a) your use of the Site or User Content; (b) violation of these Terms; or (c) your violation of any law or rights of a third party.

6. Privacy

Your use of the Site is also subject to our Privacy Policy, which is hereby incorporated by reference.

7. Governing Law & Disputes

1. Governing Law. These Terms are governed by Virginia law.

2. Venue and Jurisdiction. You consent to jurisdiction and venue in the state and federal courts located in Hampton Roads, Virginia.

8. Brokerage Disclosures & Virginia Requirements

• Brokerage Relationship Disclosure: A brokerage relationship must be in writing. Use of this Site does not create an agency relationship.

• Fair Housing Compliance: We comply with all federal, state, and local fair housing laws.

• NAR Code of Ethics: Christine Lynn Real Estate agents adhere to the REALTOR® Code of Ethics, including truthfulness, avoiding misrepresentation, and providing equal professional service to all.

9. Modification & Termination

We may modify these Terms at any time. Your continued use after changes constitutes acceptance.
